3. Type of project, size of building components, site, and construction area.

This project was a complete retrofit of a 4-story industrial building into a community based residential facility (CBRF). The entire interior was remodeled with mechanical and electrical systems installed and the exterior restored. The masonry of the work took place in the winter season of 1995-96.

4. Scope of service performed.

Quasius Construction was selected as the general contractor for this project on a referral basis. We provided a verification of the Architect’s budget which dictated a need for value engineering to reduce the overall cost of the work. This had to be done in order for the project to be approved. We elected to control the scheduling and costs by performing the demolition, concrete, masonry and carpentry with our own work force. The balance of the work was competitively bid out. We provided full-time on-site project supervision which was a necessity due to the remodeling aspects of the project.

The majority of the change orders were the result of unforeseen conditions discovered through the demolition process of the old building.
